China’s property crisis has reached another milestone as Evergrande founder Hui Ka Yan has been sentenced to life in prison. Hui built Evergrande into one of China’s largest property developers, with the company’s liabilities later exceeding $300 billion. The developer defaulted in 2021 after Beiing tightened borrowing rules, triggering wider stress across China’s property sector. The collapse affected homebuyers, creditors, banks and local governments, as real estate accounted for a significant share of China’s economy and household wealth. In this report, Hem Saroya tracks Hui’s rise, Evergrande’s debt-fuelled expansion, its collapse and the wider impact on China’s property market.

Founder of China Evergrande Group and former China’s richest man, Xu Jiayin was sentenced to life in prison by a Shenzhen court today.

He was convicted of fundraising fraud, illegal deposit-taking, securities fraud and embezzlement.

All his personal assets are seized.

Evergrande Group was fined RMB 8.82 billion; Evergrande Real Estate RMB 7 billion.
