真正拥有一套房子,到底要花多少钱?
房产标价只是基础房价,实际总成本会高出很多,以标价 1.5 亿卢比的房产举例,最终落地成本接近 1.8 亿卢比。额外必花费用包含:
法定税费:印花税、房产注册费、附加税与地方税;期房还要额外缴纳商品及服务税;
社区杂费:年度物业费预付款、水电开通费、小区公共维修储备金;
软装硬装成本:交房多为毛坯,两居室的装修加上税费,又是一笔高额开支;
长期隐性成本:几十年房贷产生的巨额利息,是购房者最容易忽略的一大笔开销。

My office has two branches, one in Mumbai and one in Bangalore. However even after working for 7 years in the industry without ever getting fired, and working in 3 different companies, I still don't get enough salary to either buy a home in Mumbai or in Bangalore. So, I have decided I will return to my tier 2 town and open a small shop or something 10-15 years later. I am guessing if a home costs 1.5 crore now in those cities, it will cost 3 crore 15 years later, that too the most average ones. And I am saying all these after having a very good stock portfolio, an emergency fund of 12 months and health insurances for me and my family. I can cover everything with my salary but unfortunately I can't buy a damn home. The system has defeated us. Unless you are very intelligent or earn 3-4 LPM or more, you can't really afford anything in these cities, the world is only for the rich.

Houses are expensive for common man in India even if they earn 2 lakhs per month. I was not able to buy even a 2 BHK flat in Chennai in 2012. The monthly EMI was almost same as my salary and I was making 55k per month in 2012. Fast forward, I moved to USA and ironically I was able to buy a new individual villa in Atlanta with my salary alone (wife wasn’t working). Houses here cost 3 to 4 times annual salary with favorable interest rates. Indian real estate needs a reality check. Prices should fall atleast 50% for buying to make any sense

I'm currently going through the same. Plus I got laid off on March 29th. And I have a big ass home loan with additional expenses required to complete our Construction, for now total comes to 1.4cr started at 2023 and 2024 my dad passed away now everything is on my head and there's Still like 10% Construction work to be done before we could move in. So it's not completed yet. And I'm only earning person at least was. I hope people take well informed decisions and not based out family or societal pressure or impulsive. What I got out of this is no proper sleep, no peace of mind I'm 27 unmarried with 1.4cr of debt. Not worth it.

Absolutely few humble pointers
1. Home is for consumption not an investment unless you don't know what to do with excess of money.
2. Home is personal experience and not a display or show off, so buy within affordability.
3. 2bhk or 3bhk doesn't matter. Neighborhood, locality, accessibility to essentials, peace of mind matters most.
4. Add interest on emi to acquisition cost. Add the charges and fees to one time expenses. Add taxes and maintenance to recurring expenses.
5. Be clear and be decisive as survival comes first before thriving.
分享几条实在的建议:
1. 房子是用来住的,不是投资品,除非手里有花不完的闲钱。
2. 住房是给自己过日子的,不用拿来攀比炫耀,量力而行就好。
3. 两居三居无所谓,小区环境、地段配套、出行便利、生活安稳才最重要。
4. 算购房成本一定要加上房贷利息,各项手续费计入一次性支出,税费和物业费算进日常开销。
5. 认清现实、理性选择,先稳住生存,再追求生活品质。

I have been traumatized for the past 12 years by the relatives, friends and family members to buy a house on a loan. I stood and standing firm in not engaging in such activity instead I decided to build wealth in other asset classes like equity, gold, silver and mutual funds. My point is house is a house if you are going to live in it. It is one of the asset class if you consider it as investment. Will you buy stocks, mutual fund, gold by taking a loan? Mostly No. Then buying a house with a lengthy loan which your son or daughter might inherit from you if you failed to pay, is a strict no. It's an emotional connect and society plays along in the effort of trying not to look alienated.

Your stance will change in next 10 - 20 years and you will regret of not having your own house to live. Rental while financially might make sense to few people, it is absolute nightmare cities. Especially when you have to move or forced to moved.
再过一二十年,你的想法一定会改变,没买房迟早会后悔。租房就算看着划算,在大城市也充满麻烦,频繁搬家、被房东赶出去都是常态。

I and my wife together earns 50 lakhs per annum, yet when we walked the market to buy a home, we realised few things:
1. We have to forgoe our savings and end up 0.
2. The EMI will be too much of a problem.
3. May need to take an additional loan just for interior and registration.
We are happy living in rent.

Also though so, but this real estate bubble is not bursting. Even if flats remain vacant for years, still the prices remain the same for sometime, and then eventually go up again. Black money of a few people has ruined affordable housing for a lot of people in India.

The house cost this much Mainly due to Government Bribe. The builder has to Pay Crores for simple permits and that cost is forwarded down to Us. Unfortunately My country is busy in Mandir and what not

the 1 crore home would cost around 1.15cr approx after extra cost and excluding furniture. selling at 1.5 cr we get 35L and after capital gain tax it becomes 30.8L considering house bought on cash

One big point is missing here . In Tier 2-3 cities atleast: People do all dealings in max, respecting just the circle rate amount only , and that just widens the asses of those expecting to pay white money only.

Subconciously I made a decision which perfectly aligns with the 30% rule. I bought a home which is exactly 5 times my annual income and the emi is exactly 30%. Back then i didnt know this rule exsted. I dont have any other loans. Currently living 6kms from office and its the best decision i've made. Till now, havent bought anything on emi except my motorcycle which was a trivial loan of 1L and I paid it off in one year. I am able to go to work and never worry about anything because i have built an emergency fund including parental care.
